Employers Agent

Bowen and Partners has an established track record of working alongside clients as their agent to provide hands on support in the delivery of construction projects. The service can be either "standalone" or can be combined with other services that we offer, most commonly linking the Employer's Agent service with provision of cost consultancy and/or project management, depending on the client's specific requirements.

Our approach is based on our extensive experience of fulfilling the Employer's Agent role across all sectors, working for both public bodies and private sector clients.

The philosophy and approach adopted is the same as that across all commissions undertaken by Bowen and Partners - experienced teams led by hands on Directors, with the core objective of adding value to our client's projects.

Project Management

Audit/Project Monitoring

Bowen & Partners extensive experience is also recognised by clients for auditing of construction works and project monitoring. We vet feasibility studies for Banks who are approached for funding and monitor expenditure in relation to drawdowns. Banks include Santander; Allied Irish

We also provide an audit service to Welsh Government to review submissions for European Funding.

On project monitoring we check compliance with terms of agreement and audit costs pre and post contract and act as Employer Representative at site meetings etc

CDM Coordinator

Bowen & Partners provide independent CDM Co-ordinators, as recommended in the Approved Code of Practice, who have a wide range of construction knowledge and are all members of the Association for Project Safety. Our CDM Co-ordinators understand the aim of the Construction Design and Management Regulations and are focussed on integrating Health & Safety into the management of the project to ensure everyone works together.

Health & Safety should be treated as an essential but normal part of a project development - not an afterthought or bolt on extra. We aim to cut through the paperwork and target effort where it can be most effective in terms of Health & Safety.

CDM Coordinator

Party Wall Surveying

Following the introduction of the Party Wall etc. Act 1996 in England & Wales, the Act has now superseded all previous legislations for dealing with boundary wall disputes. The Act governs the way in which the owner of a property carries out works on or near to neighbouring buildings or structures and protects the interests of anyone who might be affected by the works.

The Act covers:

  • Repair or rebuilding to an existing wall or structure dividing two or more seperate properties
  • Excavation close to neighbouring buildings/structures.
  • Building an independent wall or wall forming part of a building which astride a boundary with a neighbouring property.

The Act enables competent surveyors to resolve such disputes, but imposes certain obligations and the adoption of procedures on buildings owners, which cannot be set aside.

  • To assist our clients in the implementation of The Act, we have developed a team of party wall surveying experts who are able to offer the following services;
  • Initial appraisal of schemes to determine if The Act applies
  • The preparation and issue of relevent Party Wall Notices under The Act
  • The resolution of party wall disputes
  • Provide general advice and information to ensure that the legislation is used to the advantage of both building owners and adjoining owners are able to meet their legal obligations
  • Assist with the resolution of boundary disputes and boundary identifications

Bowen & Partners are able to provide a complete management service to clients to include project and financial management and CDM Co-ordination.

We also when requested provide a complete consultancy service to include a design team in addition to our in-house management team whom we identify from our experience as being the most appropriate team to respond to a clients brief.
